Riyadh, the capital of Saudi Arabia, witnessed the launch of Noor Khuzam, one of the most prominent new residential communities in the north of the city, after Hassan Alam Holding Company announced that it will launch the project in collaboration with Tilal Real Estate and the National Housing Company (NHC). ‘Noor Khuzam’ will be developed by ‘Grova Developments’, a development arm of Hassan Allam Holding Company.

The project was announced during the participation in the “Restetex Riyadh Real Estate 2026” exhibition, which will be held at the Riyadh International Convention and Exhibition Center from February 11 to 14, 2026, under the patronage of Majid bin Abdullah Al Hogail, Minister of Urban and Housing.

‘Noor Khuzam’ stands out as an integrated residential community that embodies a modern vision of urban development, containing more than 3,018 residential units over an area of more than 228,000 square meters, with an investment of more than SR 3.3 billion. This reflects a qualitative trend towards the development of residential areas that improves the quality of life and supports the Kingdom’s Vision 2030 goals of increasing home ownership rates and improving urban sustainability.

The project is located within the urban expansion of northern Riyadh and is strategically located close to King Khalid International Airport, Princess Noura Bint Abdul Rahman University, Roshan Front, Diriyah, metro stations and many important destinations, which increases its attractiveness as a residence and investment and provides easy access and connectivity to the city centre.

Noor Khuzam features a balanced architectural design that combines open green spaces, smart urban planning, communal dining spaces, integrated community facilities including a cinema, plaza, cafe and community-serving council, incorporating energy-saving systems, green building standards, smart technology and a pedestrian-friendly design that enhances the quality of daily life and creates a modern and sustainable living environment.

This project clearly reflects the attractiveness of the Saudi real estate sector for quality investments, given the developments the market is seeing in the regulatory and legislative framework, the high maturity of investments and the growing demand for integrated residential communities with international standards. ‘Nur Khuzam’ also reflects the confidence of local and international investors in the Saudi market and its ability to attract capital and development expertise to participate in building high-quality, long-term impact projects, which contributes to strengthening the Kingdom’s position as a regional center for modern urban community development.

The design and implementation stages rely on Hassan Alam Group’s advanced engineering and development expertise to ensure the project’s planned vision is translated into an integrated residential community with high standards of quality, efficiency and sustainability. ‘Tilal’ also relies on deep experience in the Saudi real estate market and a precise understanding of the needs of local families and urban planning requirements within the city of Riyadh.

Speaking on the occasion, Abdul Rahman Albassam, CEO of Tilal Properties, said: “The inauguration of Noor Khuzam during the Restex exhibition marks an important milestone in the housing development process in northern Riyadh, as it is a model project that reflects the new trend towards building integrated communities designed around the quality of life and needs of Saudi families.” He further added that ‘Noor Khuzam’ is not just a housing project, but a long-term urban vision based on thoughtful planning, a balanced living experience, and high standards in sustainability and quality of implementation.

Sherif Sadiq, CEO of Grova Development Company, said: “Nur Khuzam embodies the transfer of development expertise to the Saudi market through qualitative projects that are in step with Saudi urban planning. We are working to transform this project into an integrated residential community that realizes the planning vision, improves the quality of life and keeps pace with the rapid urban transformation taking place in the city of Riyadh.”

The project was announced during the participation in the “ReStatix Riyadh Real Estate 2026” exhibition held at the Riyadh International Convention and Exhibition Center from February 11 to 14, 2026, under the patronage of Majid bin Abdullah Al-Hokair, Minister of Municipalities, Rural Affairs and Housing.

Noor Khuzam stands out as an integrated residential community that embodies a modern vision of urban development, encompassing over 3,018 residential units with an area of over 228,000 square meters and an investment of over SAR 3.3 billion, reflecting a qualitative approach to housing development that supports Saudi Vision 2030’s goals of enhancing quality of life, increasing home ownership rates and promoting urban sustainability.

The project is located within the urban expansion area of northern Riyadh and is strategically located close to King Khalid International Airport, Princess Noura bint Abdulrahman University, Roshan waterfront, Diriyah, metro stations and several important destinations, offering high residential and investment attractiveness and improved access and connectivity to the city centre.

Noor Khuzam features a balanced architectural design that combines open green spaces, smart urban planning, integrated community facilities including communal dining areas, cinemas, plazas and cafes, and a community council, as well as energy-efficient systems, green building standards, smart technology, and a pedestrian-friendly design that enhances the quality of daily life and creates a modern, sustainable living environment.

The project clearly reflects the attractiveness of the Saudi real estate sector for high-quality investments amidst developments in market regulations and legal frameworks, increasing maturity of investments, and growing demand for integrated residential communities of world standards.
