DMCC, Sweid, Sweid unveils new lifestyle destination for JLT

United Arab Emirates – DMCC, a major international business district that drives global trade flows through Dubai, and Dubai’s leading real estate developer Swaid & Swaid have announced the launch of BAY360, a new mixed-use development and lifestyle destination at Jumeirah Lakes Towers (JLT).

Conceived as a neighborhood and community hub, BAY360 offers a carefully selected combination of everyday conveniences, essential retail, dining, wellness and recreational amenities. This forms part of DMCC’s wider upgrade of common spaces across JLT, further improving the quality, accessibility and liveability of one of Dubai’s most established residential areas.

BAY360 will be carefully developed on a portion of the existing Lake D, with the majority of the lake retained as a distinctive feature of the community. The architectural approach prioritizes harmony with the surrounding waterfront, preserving the open lakeside character while promoting pedestrian movement and activating the public realm.

At the heart of BAY360 will be a mix of community essentials and lifestyle spaces. The destination will be home to a 22,000 square foot flagship supermarket, Spinney’s, offering residents a fresh, modern grocery experience. The collection of cafes and restaurants will offer new dining options, including a lakefront venue with an outdoor terrace, as well as additional facilities such as medical facilities, lifestyle retail, a rooftop padel court and a family-friendly outdoor area carefully designed to support daily living. To support increased activity, BAY360 will also feature a dedicated underground parking garage with approximately 300 spaces.

Beyond the development itself, DMCC and Sweid & Sweid will deliver a series of enhancements around Lake D, aimed at improving connectivity and accessibility across JLT. The redesigned pedestrian path creates a direct, clear route from the metro station to the other side of the lake, strengthening connections between clusters and improving access to JLT Park. The lakefront development will introduce new green space, seating and walkways, strengthening the relationship between residents and the waterfront.

Ahmed bin Sulayem, Chairman and Chief Executive Officer of DMCC, said: “We are pleased to announce BAY360, which reflects our continued focus on enhancing the quality, connectivity and long-term character of Jumeirah Lakes Towers. By introducing a carefully selected mix of essential retail, dining, wellness and recreational amenities, along with enhanced public spaces and increased accessibility, this development will meaningfully enhance the daily experience of the entire community. JLT’s wider program, BAY360, supports our ambition to position JLT as one of Dubai’s most attractive and enduring neighbourhoods, and we are delighted to be partnering with Sweid & Sweid again on this landmark project, which will strengthen the fabric of the community and positively serve the neighbourhood’s residents, businesses and visitors for years to come.”

“BAY360 is our third project at JLT, following the completion of Banyan Tree Residences and the development of Swade One. This investment builds on our deep beliefs and continued commitment to the district, and is an important investment that will enrich everyday life at JLT. DMCC has clear ambitions to upgrade its shared spaces and this project is designed to support that vision by giving residents direct access to quality.” With restaurants, shopping and convenience stores on the doorstep, our experience in delivering Grade A commercial developments will help transform this destination into a regional asset for many years to come, and we look forward to completion at the end of 2027. ”
