First quarter mortgage transaction volume reaches $3.56 billion

Doha, Qatar: Qatar’s real estate sector recorded 426 home loan transactions with a total value of Rs 12,966 million from January to March (first quarter) this year.

Doha City recorded the highest number of mortgage transactions with 238 (representing 55.9%) of the total number of mortgaged properties, followed by Al Rayyan City with 70 (representing 16.4%) mortgage transactions. According to data from the Ministry of Justice, the cities of Al Dayen and Umm Surar are the second largest, with 36 transactions (equivalent to 8.5%) of the total number of mortgaged properties.

The number of mortgage transactions achieved in the first quarter of 2025 reached 434, totaling 10,037 million rupees, with Doha City recording the highest number of mortgage transactions with 164 transactions representing 37.8%, followed by Al Rayyan City with 117 transactions representing 27%, followed by Al Dayen City with 50 transactions representing 11.5% of the total number of mortgaged properties.

In terms of housing loan volume in the first quarter of this year, Doha City ranked first with a total amount of 9.311 billion rupees, while Al Shamal City recorded the lowest amount with 13.914 million rupees, and Al Sheehaniya City recorded no mortgage transactions.

Compared to the first quarter of 2025, Doha city again topped the list with 5.313 billion rupees, while Al-Sihaniyah city recorded the lowest value of 637,000 rupees.

This data also confirms the strength and solidity of the fundamentals of Qatar’s economy and the continued growth of the real estate sector, one of its key components.

The real estate transaction data for the period shows that the real estate sector continues to see solid and strong growth in various investment and commercial areas. Thus, in addition to laws attracting local and foreign capital, the issuance of laws and decisions particularly related to real estate brokerage, real estate registration and documentation, ownership and usufruct rights continues the active trade movement seen in this sector.

Considering the indicator of the movement of mortgage transactions by examining the ratio between the number of mortgaged properties and their financial value, the data reveals that the ratio of the number of mortgaged properties is greater than the ratio of mortgage transaction value in all municipalities where mortgage transactions took place, except for Doha City and Al Khor City. It was also revealed that the amount of mortgage transactions accounts for a high proportion of the number of mortgage transactions.

A quick look at the movement and volume of mortgage transactions processed in the first quarter of this year shows that Doha City registered six mortgaged properties and Al Rayyan City registered one of the top 10 mortgaged properties.

The mortgage transaction value of the top 10 properties amounted to 52% of the total value of all mortgage transactions processed in Q1 2026.

Qatar’s real estate market is poised to benefit in the long term from several infrastructure projects and developments as well as industrial expansion across the country.
