Sobha Group opens 37.5 million sq ft Sobha Sanctuary in Dubai

Sober Realty, a leading luxury real estate developer, has launched its largest master-planned development, a fully integrated mixed-use destination residential community in Al Yufra Dubai.

Spanning 37.5 million square feet, Sober Sanctuary is a lifestyle destination rooted in nature and built for the future, the developer said in a statement.

The Dubai Al Ain Road development will see 20,000 residential units delivered in multiple stages, including approximately 18,000 apartments and 2,000 villas across various categories. The first phase of the launch will focus on villa living, with a limited release of 250 units across the villa category.

“Sobha Sanctuary is a landmark moment for Sobha Realty as it celebrates 50 years of architecture with purpose, precision and integrity,” Francis Alfred, managing director of Sobha Realty, said in a statement.

“This masterplan, our largest single development in Dubai to date, reflects our long-term vision to create a community that blends nature, health and thoughtful design at scale. It is guided by our uncompromising quality philosophy and ‘Art in the Details’ ethos,” he added.

The project will be implemented in three stages, with handover starting in 2030. Project costs and unit prices have not been disclosed.

At the heart of Sober Sanctuary is an expansive destination park conceived as the social, recreational, and ecological center of the community. Complementing this central park is a community mall offering retail, dining, and leisure experiences alongside a wellness center.

The park features lifestyle facilities such as a soccer field, running track, padel courts, and a skate park. There are four continuous green corridors within the 6 km ‘Leisure Loop’. This loop also connects to a larger mobility loop and a 9km wellness loop that wraps around the perimeter of the development, with more than 50,000 trees planted throughout the Buckwheat Sanctuary community through nature trails, shaded walkways and waterways.

“The Master Plan is based on a holistic health framework that addresses all aspects of human well-being,” the statement said. It will also include hospital facilities and two international schools.

Sobha Realty has 15 masterplans across the UAE, with its flagship Sobha Heartland community home to over 11,000 residents. Meanwhile, Sobha Realty’s first island project, Sobha Siniya Island, is home to luxury villas, mansions and resorts.
