Dubai-based developer H&H has announced the completion and handover of Eden House The Canal, a low-rise waterfront development on the banks of the Dubai Waterway, after it was 100% sold out prior to completion.
Located in Jumeirah, this 98-unit residential development is characterized by residential privacy, thoughtful architecture and a distinctive suite of services. The developer says the handover will introduce a new waterfront address designed to be a quieter residential option within the city.
Eden House The Canal’s commercial success reflects continued changes in Dubai’s luxury housing market, where homeowners increasingly value privacy, well-being and a sense of community, the paper said.
Eden House Canal, designed by dxb lab, prioritizes human scale. Clean, horizontal architectural lines reflect the canal setting, and the floor-to-ceiling glass façade is balanced by textured stone and warm wood accents, creating a building that feels rooted in its environment.
The low-rise buildings will maintain privacy, limit visual density and provide residents with a sense of retreat rarely found along the canal, the developer said.
Inside, the interior follows a monochromatic palette, with light and space treated as the main luxuries. The layout is intentionally open, allowing seamless movement between the indoor living areas and the deeply shaded terraces that frame the green views of the canal and Jumeirah.
From polished natural stone to bespoke joinery, all materials have been chosen for their tactility and ability to age beautifully, ensuring the home is timeless.
More than 60 percent of the units were sold within the first month of launch, and the project reached full capacity well ahead of schedule. Notably, a significant number of buyers are residents of the first lease-only Eden House residence, Eden House Al Satwa, as well as repeat buyers from previous H&H developments.
“The handover of Eden House The Canal is an important milestone in our journey to redefine urban living. We envisioned this project as a home, a place of serenity that shields us from the noise of the city,” said Miltos Bocinis, CEO of H&H.
“The fact that the development was sold out prior to handover confirms that there is a deep desire for a lifestyle inspired by this level of architectural integrity and hospitality. It is a community built for people who value time, privacy and essential design beauty,” he said.
Eden House The Canal’s lifestyle is underpinned by an array of amenities designed to promote balance. It added that residents will have access to a waterfront swimming pool, a gym and exercise studio with Technogym, and a resident lounge that acts as a quiet extension of the home.
